On a live housing site, decisions need to be made quickly. A query about scaffold loading raised on Tuesday morning that has not been resolved by Tuesday afternoon costs the brickie gang a day. A request for design clarification on a complex eaves detail that takes a week to land back gets the roofing crew sitting. A coordination question about how groundworks finishes and external works begins that is still open when the road is being kerbed creates rework that no one priced.

The friction in those decisions is rarely the technical question itself. It is the procurement architecture around the question. Where each trade is contracted separately, the developer or principal contractor has to convene three or four parties to resolve a question that touches more than one package. Each party has a different supervisor, a different commercial contact, a different timezone of priority. Even when everyone is willing, the latency of the conversation is the cost.

A single point of group contact removes that latency. When the same group is delivering scaffold, roofing, civil engineering and fall protection, a developer raising a multi-package question speaks to one person. That person owns the internal coordination across the group’s trades. The conversation that would have been three separate emails and a follow-up call becomes one fifteen minute discussion.

For developers procuring on price alone, the cost of single-point-of-contact is invisible in the tender. The cost of not having it shows up across the live site, slowly, in extended decision cycles and unresolved coordination questions. It rarely shows up on a single invoice line.
